Revenue management & reports

You can't optimize what you don't measure. Lokibed shows the KPIs that define hotel profitability live: ADR, RevPAR, occupancy and ALOS, computed on your real reservation and stay data. On top of that you get seven management reports — KPIs, production by channel, pickup, occupancy forecast, cash audit, fiscal and production by segment — to read performance by period, channel, room type or segment. Two of them, production by channel and by segment, export to CSV; the rest are read on screen.

On that foundation runs dynamic pricing, and here it pays to be exact: it does not use AI. These are explicit rules over your own data — projected occupancy per room type and date, plus recent pickup against the previous window — producing a factor over the current BAR rate. Every recommendation stays as suggested, with its current price and its suggested price side by side, and you apply it or discard it: applying it writes the price into the BAR grid for that room type and date, and from there the direct booking engine and your agencies' net rate pick it up. The same grid backs offers and vouchers. What we do not do is propagate that price to the OTAs: we have no channel manager, and we'd rather say so before the proposal.

What's included

  • Live KPIs: ADR, RevPAR, occupancy and ALOS on real reservation and stay data.
  • Seven management reports: KPIs, production by channel, pickup, forecast, cash audit, fiscal and segment.
  • Production by channel and by segment with CSV export.
  • Deterministic dynamic pricing: projected-occupancy and pickup rules, no AI and no black box.
  • Manual approval: applying a recommendation writes the price into your BAR grid by room type and date.
  • No OTA propagation: there is no channel manager, so the price does not travel to Booking or Expedia.

Frequently asked questions

Which revenue KPIs and reports does it include?

Live ADR, RevPAR, occupancy and ALOS, computed on your real reservations and stays, plus seven management reports: KPIs, production by channel, pickup, occupancy forecast, cash audit, fiscal and production by segment. Two export to CSV — production by channel and by segment; the other five are read on screen.

Does dynamic pricing use AI?

No, and that's on purpose. These are explicit, auditable rules over your data: projected occupancy per room type and date, and recent pickup against the previous window. That yields a factor over the current BAR. No recommendation applies itself: it stays suggested, with the current and suggested price in plain sight, and you approve or discard it. There is also an AI revenue assistant, but its scope is declared: it reads KPIs, it does not change rates.

Do rate adjustments reach the OTAs?

No. We have no channel manager: the five OTAs are modelled, the credential is stored encrypted and the ARI calculation is written, but the client that talks to the OTA's API does not exist, so we sync neither rates nor availability with any of them. When you apply a recommendation, the price is written into your BAR grid and picked up by the channels we do control: the direct booking engine and the agency portal's net rate. If your revenue depends on moving prices in Booking from the PMS, we are not your system for that today.
