Apart-hotel management software
The apart-hotel blends the best of a hotel and a serviced apartment: units with a kitchen, longer stays and guests who sometimes stay for weeks or months. Lokibed prices that with a per-date, per-room-type grid: every night has its price, so a month-long stay is priced night by night — you can drop the price of the long leg without maintaining a separate list — and the reservation folio follows the whole stay with a live balance. What doesn't exist is a weekly or monthly rate type with its own calculation rule, and it's better to know that upfront. The booking board and database-enforced allotment control handle inventory just like a hotel.
On that base you add direct sales with a commission-free white-label engine, a guest portal and web check-in for after-hours arrivals. Housekeeping assigns cleaning per unit and prioritizes it by the day's check-outs; a mid-stay touch-up on a long stay is created as a task, because there is no scheduled recurrence generating it on its own yet. The POS and services post to each unit's folio, and the CRM with email sequences helps you win repeat corporate guests.
What it solves for your operation
- Per-date, per-room-type rate grid: a long stay is priced night by night, at whatever price you set for that leg.
- No weekly or monthly rate type with its own rule: pricing is loaded per date.
- A folio that follows the long stay, with a live balance plus POS, service and extra charges.
- Commission-free direct booking engine, guest portal and web check-in.
- Per-unit housekeeping, prioritized by the day's check-outs; a long-stay touch-up is created as a task.
- The invoice is issued from a closed folio: no partial billing while the stay is still open, and no electronic invoicing (the CAE is simulated).
Frequently asked questions
- Does it handle weekly and monthly rates, not just nightly?
- Not as a rate type of its own, and it's better said upfront: the grid is per date and room type, with its nightly price, currency and plan (BAR, non-refundable, package or negotiated). What you do is price the long stay night by night and drop the price of the extended leg in the grid, which in practice gives you whatever weekly or monthly rate you want to charge; and the reservation folio follows the whole stay with a live balance. If you need a monthly rate with its own automatic calculation rule, we don't have it today.
- How does it bill a stay that runs several months?
- With one important clarification: the invoice is issued from a closed folio, so there is no partial billing while the stay is still open. During the stay the folio accumulates charges and the payments you record, with a live balance; at close you issue the invoice with atomic fiscal numbering per hotel, point of sale and type. And it is not electronic invoicing: the CAE is simulated, there is no ARCA/AFIP connection. What you can do meanwhile is record the invoice you issue elsewhere, tied to the reservation and with its PDF. If your apart needs to bill month by month against the ongoing stay, we are not your system for that today.
- Does it account for each unit having its own kitchen and services?
- Yes. You model each unit as a room with its room type and add whatever services apply; housekeeping is assigned per unit and the POS posts consumption and extra services to the apartment's folio.
